Minimum Stay

Inclusive Fees

The total rental cost includes linens at check-in for up to 12 people and cleaning after your stay. Prior to your arrival, the unit is cleaned and furnished with fresh linens, towels and basic paper supplies (toilet paper, hand soap, paper towels). Once the provided paper supplies are exhausted you will need to secure your own additional items. Daily housekeeping is not included.

Payment

At time of booking your reservation, the total amount is due. This includes all taxes and cleaning fees. Needs to be paid in full in order to secure the reservation. A $1000 Damage Deposit is required to be put down at time of booking. Damages, theft, incidentals, movie charges, lost keys and garage door opener costs, phone charges, additional cleaning due to excessive uncleanliness, cigarette waste or damage will be taken from the Damage Deposit.

 

All deposit’s and/or subsequent payments made by the Guest are NON-REFUNDABLE. In the event of cancellation, any and all deposits or payments made by the Guest are NON-REFUNDABLE;  Guest may purchase a travel protection insurance plan to cover the cost of any cancelled or interrupted travel plans, including deposits or payments to Utopian LVH, Inc. through CSA Travel Protection. CSA Travel Protection is available for 6.95% of the rental cost and can be purchased now or at any time prior to final payment. Final payment is due at time of the booking. Form Of Payment

Payment must be made by PayPal, Credit Card, or Venmo.

Cancellation Policy

No refunds 60 days out.

Full refund 90 days out.

Weather & Winter Conditions

There are no refunds due to inclement weather, power outages, missed airlines flights, or any other travel delay. Weather conditions vary greatly in Breckenridge and we recommend travel insurance to cover unplanned deviations in your travel schedule.

Cleaning Fee

$395 departing cleaning fee is required for all reservations and is due at time of booking.

Tax

Total Tax is 12.28% and due at time of booking.

Vehicles

4WD vehicles are recommended. Owner is not responsible for vehicles who are unable to move in and out of the driveway.

Breckenridge Vacation Home Policies

Check-In

Check in time is 4:30 pm MST on the arrival date. There are no early check-in exceptions unless prior arrangements have been made with Owner in writing. This includes no early drop off of travel bags even to the garage; this is a strictly enforced condition of the contract.

Check-Out

Check out time is 10:00 am MST on the departure date. There are no late check-outs and there are no exceptions. This is a strictly enforced condition of the contract.

Smoking

Non-Smoking Only. The no smoking policy shall include, but not be limited to the smoking of tobacco, marijuana or any other substance. Additionally, the use of electronic cigarettes and other vaping products shall be strictly prohibited.

Minimum Age

All rentals are to families and adults, with the primarily responsible Guest required to be at least 26 years of age. Guest acknowledges that he/she will personally occupy the property for the entire lease period and will not sublet any portion of the property. The name and address of all guests shall be provided on the attached addendum. If a guest is 25 years or younger, please provide the age and responsible parent/guardian of said individual.

Maximum Occupancy

The maximum number of guests for this property is twelve (12) people or the number of persons specified in your rental agreement, whichever is less. There will be an additional penalty charge and forfeiture of deposit if occupancy exceeds the rental agreement guest quantity. No additional guests are to be added by sleeping on the floors, in sleeping bags, on blow up mattresses or any other guest added bedding.

Use Of The Premises

Guest agrees that the premises shall not be used for any illegal or unlawful purpose. Guest shall be quiet and peacefully enjoy the premises so as not to disturb other neighbors. Eviction is possible if Guest violates the terms of this agreement or disturbs the peace. Eviction is without refund of unused rental period and forfeiture of deposit.

Care Of Property

Guest is expected to care for the property as if it were their own and to leave the home in the same condition as it was found upon check-in. If any emergency situation arises, such as heating system malfunction or water leaks, Guest is responsible for contacting Owner immediately for assistance. Rearranging of furniture is not permitted.

 

Guest acknowledges that unless Owner is notified on day of check-in of any damage or cleaning concerns, then thereafter, all damages to the property or its contents during the occupancy will be Guest’s responsibility and must be reported to Owner prior to departure. Do not adjust electronic/media component wiring and connections.

Snow Sports Equipment

No skis, snowboards or other similar snow sports equipment shall be stored or kept inside of the home. Said equipment shall be stored in the garage only. All ski boots and snowboard boots shall be removed immediately upon entering the home and shall not be worn inside the home. We have made a designated room called the Mud Room where you can remove your snow sports equipment prior to entering the house. There are also built-ins in the garage for storage of equipment rentals.

Use Of Toilets/Plumbing

Guest is responsible for reasonable use of plumbing; toilets are for normal biological excrement use only. No sanitary products, diapers, or any other debris is to be flushed in the toilets. Toilet plungers are provided for Guest use for normal use of toilets. If toilet overflow or kitchen sink overflow is due to irresponsible use, unreasonable use or flushing of unauthorized objects or excessive use of garbage disposal, Guest will be responsible for all repairs and service expenses.

Parking

Guest shall be permitted to park two (2) vehicles in the garage and 2 cars in the driveway. There is a 4 car maximum. The garage door must be kept closed and Guest is responsible for garage door closure. Guest shall be responsible for all repairs and service expenses due to garage door being left open.  No campers, extra large trucks and vans allowed. Contact Owner for alternate arrangements to park extra large vehicles.

Use Of Hot Tub

Anyone under the age of 18 must be supervised in the hot tub. All use must be responsible and no glass products can be in or around the hot tub. Do not set Hot tub to a temperature higher than 104 degrees Fahrenheit.

 

Use and access to the hot tub is at Guest’s own risk and Guest hereby indemnifies the Owner from liability due to health issues or death arising from use of hot tub by Guest and their guests or family members.

 

Guests with high blood pressure or any other health condition or physical impairment, such as too much alcohol consumption, that could put a person at health risk by use of hot tub is not permitted.

Access To Hot Tub

The Hot Tub is serviced before the arrival of each Guest, but if situations arise where hot tub must be serviced during Guest’s rental period then access by Owner’s designated Hot Tub Service employees is permitted.  Contact the Owner to arrange this service. If Hot Tub requires servicing due to Guest not following cleanliness procedures prior to use and requires a clean out during or after their rental period, applicable cleaning fees will charged to your renters insurance.

Garbage

Plastic bags should be used for all garbage bins. Prior to departure, place used bags in outside/garage green large bin. Garbage will be picked up on Monday. If departure is on Sunday/Monday, please role large green garbage bin to end of house sidewalk for waste management pick-up.

Access To Property

If any situation arises where repairs must be made during Guest’s rental period such as but not limited to heating system malfunction, hot water heater malfunction, pipe leaks, appliance malfunction, etc., access by Owner and or its service representatives is permitted. Except for emergency situations, access for repairs will generally be made during regularly scheduled work hours (8 am to 5 pm). Contact Owner ASAP if one of these issues occurs.

Property Damage

Guests are to either purchase insurance or do a Damage Deposit of $1000 at time of booking. Guest shall provide proof to Owner that coverage is in place prior to receiving the access information. If any of the terms of this rental agreement are not abided by, the Owner will notify the Guest and file a claim with the damage protection provider. If damages exceed the amount of the protection coverage or if Owner’s damage protection claim is denied for any reason, the Guest will be liable to the Owner for said damages. No charges will be required if:

  • Checkout procedures listed have been followed, including
  • No damage is done to the property or its contents beyond normal wear and tear, and
  • Guest departed on/or before 10:00 am on checkout date (no late check-out), and
  • Guest is not evicted by the Owner (or representative of the Owner) or local law enforcement.
